Benjamin Hart is a lifelong Rochester resident and has deep ties to the Rochester community. He grew up in the 19th ward and attended Rochester city schools and saw firsthand the complex problems that far too many members of the Rochester community face in his formative years. After experiencing his own set of personal setbacks, he became increasingly interested in how his home was a protective factor and a privilege that nurtured his resilience. Homeownership is a privilege denied or restricted by historical and current injustices.

Continuing to work in the health and human service field opened Benjamin Hart’s eyes to the interconnectedness of housing to so many other social issues: Mental health, public health, lead poisoning, environmental equity, crime, poverty, educational inequities…. the list goes on. Housing is a fundamental human need and at the base of Maslow’s hierarchy of needs. With a home, everything becomes a little more attainable. With a home, one can better weather setbacks and access resilience.

What we do:

Helping provide stable housing to Rochester community members is the focus of Hart Homes LLC. However, our commitment does not end there. We want to help our interested tenants take that next step towards homeownership and provide resources to help them do just that! Additionally, Hart Homes LLC is open to tenant purchase of the house they live in after the conclusion of the first year’s lease. Rent to own options are a great tool but have been exploited by slumlords who really do rent to foreclose, stealing hefty downpayments and equity contributions whenever a tenant has the slightest deviation from the contract. Hart Homes NEVER takes that approach. We will help you qualify for a loan with advice and referrals to credit building agencies. We will help you connect with real estate professionals and lenders. We will connect you with grants. We will provide a safe and stable place to live while you learn the home buying process. Buy the house you live in or buy a different house. Either way, Hart Homes LLC would like to be your LAST landlord.

There was a bit of work that needed to be done, but Ben was on top of it. We were relieved to get accepted and loved the house right away. Through the almost 2 years we lived there Ben was kind and very quick to get any repairs done that were needed. He even built new back steps and had the driveway redone which only added to the already great property. He checked in on us which is something I never had a landlord do. He will treat you kindly as both a tenant and a person. If I ever have a landlord again, I hope they are exactly like Ben.”
